Buying Guide

Your Journey to Your Next Home

Buying a property is an exciting step, whether you’re purchasing your first home, moving to somewhere new or investing in property.

At Huttons Property, we aim to make the buying process simple and straightforward. Our experienced team will help you find the right property, guide you through the process and keep you informed from your first viewing through to completion.

Your Buying Journey

1

Understand Your Budget

Before starting your property search, it’s important to understand how much you can comfortably afford.

If you require a mortgage, having a Mortgage Agreement in Principle can help establish your budget and show sellers that you’re in a position to proceed.

Huttons Property can also connect you with one of our trusted independent mortgage advisers for professional mortgage advice.

2

Find the Right Property

Tell us what you’re looking for, including your preferred location, property type, budget and priorities.

Our team can then help identify suitable properties and arrange viewings at convenient times.

When viewing, consider not only the property itself but also the location, transport links, local amenities and whether the home suits your longer-term needs.

3

Make an Offer

Once you’ve found the right property, we’ll submit your offer to the seller and help manage the negotiation.

We’ll ask for information about your buying position, such as whether you have a property to sell, your mortgage arrangements or whether you’re a cash buyer.

Once an offer is accepted, the property is usually sold subject to contract. The purchase does not become legally binding until contracts are exchanged.

4

Mortgage & Conveyancing

After your offer is accepted, you’ll need to instruct a solicitor or licensed conveyancer to handle the legal side of your purchase.

If you’re buying with a mortgage, you’ll also proceed with your full mortgage application.

Your conveyancer will deal with matters including the contract, property searches, legal enquiries and ownership documentation.

5

Survey & Searches

Your mortgage lender will normally arrange a valuation for lending purposes, but this is different from an independent property survey.

You may wish to arrange your own survey to understand the condition of the property and identify any potential repairs or issues before committing to the purchase.

Your conveyancer will also carry out the appropriate searches and raise any necessary enquiries with the seller’s solicitor.

6

Exchange of Contracts

Once your mortgage, searches, legal enquiries and other matters are satisfactory, you’ll be ready to exchange contracts.

At exchange, the purchase becomes legally binding, and a completion date is agreed.

Your solicitor or conveyancer will explain everything required from you before exchange takes place.

7

Completion & Moving Day

On completion day, the remaining purchase funds are transferred to the seller and ownership of the property passes to you.

Once completion has been confirmed, the keys can be released.

Congratulations – your new property is officially yours.

Costs to Consider

When planning your purchase, remember to budget for costs in addition to the property price, which may include:

  • Mortgage fees
  • Solicitor or conveyancing fees
  • Property searches
  • Survey costs
  • Stamp Duty Land Tax, where applicable
  • Land Registry fees
  • Removal and moving costs
  • Insurance and other initial property expenses

If you’re purchasing a leasehold property, there may also be ongoing costs such as service charges and other charges associated with the lease.
